Step 3: Pick a House Plan
At this point, let your creative juices flow if you already have them stored. In this step, you pick the house design or layout that you want. You choose how many bedrooms and bathrooms you need, how much kitchen and living room space expected, and any extra amenities you might want. Take your time with this step too. Again use the computer or catalogs to look at different designs or floor plans. This is your chance to choose what you want. Make it yours.
Step 4: Line Up Your Team
On top of everything else, it’s the perfect time to line up your team! As stated in an earlier step, depending on what foundation method and design you choose, you need a professional who knows local residential construction codes and has the equipment to get the job done right the first time. Almost every custom home will need a foundation plan and a reputable architect will do this for you. Every custom homes needs a good contractor who knows how to build a composite foundation. No one lays a wet and muddy rock over a pressure treated board and calls that a foundation even if it’s on a little hill just to keep water out it needs to be compacted or size make it solid. And again, it’s the perfect time to fine-tune you cost estimate! Most good architects and contractors will do this for you for the cost of a salutation.
Step 5: Negotiate a Contract
Now that you have picked your plan and assembled your team, it is time to negotiate a contract for the build. This step is critical. The contract will set the terms and details of the build, including cost, time, and responsibilities. Step 6: Site Preparation and Excavation
After you’ve purchased your lot and settled on a house plan… It’s time to prepare the site before the foundation can be poured. This phase may take some time… especially if you’re in a newly developed neighborhood. The process consists of… clearing the lot of any debris or brush… leveling and flattening if necessary… and digging the hole for the foundation.
Step 7: Building and Waterproofing the Foundation
This is removing the dirt until you reach solid ground. Foundation: This is the primary structural support of your home. This means to actually build. You’ll have professionals, contractors or builders who come and pour the foundation. The foundation is made up of concrete, and concrete footers. The difference between a concrete footer and a regular footing is that the footing is what the foundation will sit on top of, and the footing has to go outside of the foundation. Once you have the concrete footing, you have sand and gravel. The purpose of the sand and gravel is to protect the home from excess moisture going in the concrete footing. Once you have the sand and gravel, you can finally pour the concrete. Once the concrete has been poured, it will have to dry, and once it dries the builders will waterproof the foundation, or the outside. Waterproofing the foundation means that you will spray a thick substance that will not allow the water to get into your basement. Finally, once the concrete has finally been dried, and waterproofed, your home will need to have the foundation complete inspection. This is to make sure the foundation has been structurally built, and waterproofed correctly, and that there isn’t a problem with it.
